The Wealth Preservation Blueprint: strategy in the right order
Most investors know the names — cost segregation, REPS, the STR loophole, 1031s. Almost none know the order. This course teaches the sequencing: which strategy unlocks the next, how they compound, and how to run them as one system.
Same property, same study. The only difference is what you did first — and that’s what this course teaches.
Sequence > sizeA strategy used at the wrong time is a deduction you can’t use
Cost segregation creates a large paper loss. If you’re a passive investor, that loss is suspended. Qualify as a Real Estate Professional — or meet the short-term rental tests — first, and the same loss offsets active income. Every module answers one question: what has to be true before this move pays off?
Know how the IRS sees you
Investor, “BORE” (business of real estate), or Real Estate Professional. Your classification decides whether losses are passive or usable — before any strategy matters.
Open the door to the losses
Entity structure, S-Corp election, REPS, and the STR loophole are the gateway moves that turn paper losses into real tax reduction.
Then pull the losses forward
Cost segregation, bonus depreciation, and “phantom loss” front-load deductions into the years you can compound them — once step 02 makes them count.
Seven modules, one preservation system
The path follows the roadmap in The Real Estate Investing Tax Blueprint: gateway strategies, intermediate strategies, then advanced planning — with a final module on running them together, quarter by quarter.
Foundations: your IRS classification
Investor vs. BORE vs. Real Estate Professional. Capital gains vs. ordinary income. The flip-count question, material participation, and the 750-hour / more-than-half tests explained in plain English.
Gateway: borrowing base, BRRRR & structure
Build bankable income, then buy, renovate, rent, refinance, repeat. Entity structuring and asset protection so equity isn’t held in your own name — coordinated with your attorney.
Intermediate: S-Corp, REPS & the STR loophole
When an S-Corp election beats the LLC default (the $50K–$75K profit threshold), how to qualify and document Real Estate Professional Status, and the ≤7-day / 100-hour STR path for high-W-2 earners who can’t.
The depreciation engine: cost seg, bonus & phantom loss
Reclassifying components into 5-, 7- and 15-year lives, pairing with 100% bonus depreciation, and using “phantom loss” and the “IRS down payment” to fund your next acquisition — plus the recapture risk most people ignore.
Exits & deferral: 1031 exchange & Deferred Sales Trust
The 45-day / 180-day rules, when a 1031 fits and when it doesn’t, and how a Deferred Sales Trust turns a sale into an installment sale to defer gain on highly appreciated assets.
Advanced tactics: shifting, gifting, leasing & more
Income shifting, strategic gifting and private foundations, equipment leasing as a deduction-plus-cash-flow play, the Augusta Rule, and Self-Directed IRAs for tax-free growth.
The system: sequencing your quarter-by-quarter plan
The interaction map — entity → status → depreciation → exit → shifting — and the proactive quarterly calendar that keeps planning ahead of your portfolio instead of a year behind it.
How the strategies compound each other
This is the core of the course. Each move changes what the next one is worth.
A cost seg with no REPS status parks the loss. A 1031 with no recapture plan hands the accelerated depreciation back. An S-Corp on the wrong income type creates cost without benefit.
Status first, so losses count. Depreciation second, so capital comes forward. Exit planning third, so gain is deferred instead of triggered. Shifting and gifting last, so what’s preserved stays in the family.
The goal isn’t more strategies. It’s the right strategy, at the right time, for your classification — and knowing which one to skip.

I’ve used Investors Accounting for many years and would recommend them to all real estate professionals that are looking for an accountant with specialized knowledge in industry specific tax strategy.

Reasonable price. This company has been our accountants for several years now and has consistently provided not only good service for our somewhat complicated tax returns, but also good advice for tax planning as we get closer to retirement. Would highly recommend!
Client for several years
Finding an accountant who actually understands the nuances of real estate is a game changer. In 2007, my previous accountant was finding it difficult to answer questions regarding my rental properties. A CPA referred me to Roger Herring and his firm Investor’s Accounting has been preparing my taxes ever since. They aren’t just number crunchers, they save me thousands. Highly recommend for any investor!
